Urban & Rural are committed to operating a compliant business in all aspects of what we do. In addition to advertising fees and charges in our advertising we have created this page to further highlight the charges for both landlords and tenants.

 

Tenant charges:

The rental amount does not include agency fees.

The following may apply depending on your circumstances. The figures below include the fees (if any) listed by the advertised rental amount.

Application:

 

PER PROPERTY (PRIVATE LET)

£300 (Individual & Joint applications).

£120 per additional person.

£180 per guarantor.

 

 

PER PROPERTY (COMPANY LET)

RENEW LEASE (INCLUDING PERIODIC RENEWALS)

PET DEPOSIT:

DEPOSIT:

Sum equal to one month’s rent (example - (example - monthly rental of £1000 the deposit would be £1000)

 

 

Important:

The whole or part of the application fee is NON-REFUNDABLE once referencing has commenced.

Prices quoted include VAT.

 

Landlord charges:

Urban & Rural do not offer a tenant find service only, instead we have removed up front charges to enable landlords clear monthly payment  options when using our services.

The following is a breakdown of our maximum charges, please speak to your local valuer for a personal quotation:

 

General fees:

 

RENT COLLECT SERVICE:

Market the property extensively to find a suitable tenant, complete the rental agreement, hold the deposit in a secure tenant deposit fund and administer the ongoing collection of the rent on your behalf, including chasing for late/non payment:

No up front charge, just 4% plus vat per month for our rent collect service.

Example - monthly rental of £750 would cost £30.00 plus vat (£36.00 including vat) per month.

 

TENANT FIND SERVICE:

On rare occasions we are asked to simply find a tenant for a landlord, in order to support our clients needs we have devised the above rent collection service which is more affordable and paid monthy with no up front fee.

Should you still wish to consider this service the fee for this will generally be up to one months rent plus vat at the prevailing rate, payable on completion of the tenancy move in. Please contact your local branch to agree competitive erms.

Example; if a tenant is secured for a property at a monthly rental of £800 per month then the fee payable will be up to £800 plus vat (£960 including vat).

 

 

FULL MANAGEMENT SERVICE:

No up front charges just a simple monthly fee of up to 15% of monthly rent plus vat.

Example - monthly rental of £750 would cost £112.50 plus vat (£135.00 including vat) per month.

You can upgrade from our rent collect service at any time.

 

 

RE-LET TO EXISTING TENANT:

£125 + vat (£150 including vat)

 

 

 

RENT GUARANTEE INSURANCE:

We would be delighted to provide you a personal quotation for rent guarantee insurance.

 

 

VIDEO INVENTORY:

£180 plus vat (£216 including vat)

 

 

ENERGY PERFORMANCE CERTIFICATE:

£120 including vat

 

 

PRE LET ADMINISTRATION:

No charges

These charges are the maximum payable. Landlords should discuss the management charges with their local branch to determine any flexibility for promotional reasons at the time.
